6 Land-Related Documents To Check Before Buying A Property



Documentation is an important process in any real estate transaction. And both the buyer and the seller should be aware of the different types of documents involved in it.
Here is a list of land-related documents to check when buying a property.

1.    Sale deed/Title deed – It is the document in the name of the landowner which reflects the extent of property along with from whom the property was bought.

2.    Prior Deeds – Verifying the prior deeds for the last 15 years provides verification of the clear and marketable title of the landowner.

3.    Encumbrance Certificate – The certificate issued by the Sub Registrar’s office shows if there is any pending charge on the property that is in the possession of the landowner.
4.    Possession Certificate – It proves the ownership and possession of the property and also shows the extent of property along with surveyor re-survey number. 

5.    Location Sketch – Issued by the Village Office and it includes the location of the property in question.

6.    Land Tax Receipt – This reflects the extent of the property, the surveyor re-survey number and in whose name the land tax is being paid.
