The builder-buyer agreement finalizes the sale of the flat or apartment and hence it is vital for the document to include all important clauses and terms and conditions of the transaction.
Below listed are the 5 things that should be mentioned in the builder-buyer agreement.



•Deviations in the original building plan – The buyer should be aware of the deviations or changes made in the original building plan and the same should be added in the agreement to avoid conflicts with the buyers.

•Apartment size – Most buyers are unaware that the super built-up area of an apartment include common areas like lobby, lift, stairs, etc. and that the carpet area is what that indicates the original size of the apartment. Therefore, the size should be clearly stated in the document.

•Specifications – Some builders might change the specification of an apartment during the course of construction which is a deviation from what that is advertised.

•Additional costs – The amount that is to be collected for maintenance, electricity, water, car parking and other services should be added in the agreement to prevent discrepancies regarding the payment in the future.

•Timeline and approvals – The builder-buyer agreement should include the schedule of delivery assured by the developer to ensure there is no violation of the buyer's rights. Valid approvals and certifications from the legal authorities are also mandatory for registering the property.
